The Property Professor’s suburb in review – Erskinville

Watch the video HERE

Why we like it

Erskineville is less than 5km to the city centre. It has many modern units and townhouses but it is also characterised by its 19th and early 20th century semi-detached dwellings and cottages. There is a large industrial precinct in the south eastern corner known as Ashford Industrial Estate. It is a typical inner city working class suburb that is undergoing gentrification. Erskineville Rd has many shops and cafes and has a lovely village feel about it.

Erskineville has one public school, Erskineville Primary School and a private primary school, St. Mary’s Catholic School. Both of these schools are situated on Swanson St. and near the train station. The Lady Gowrie Child Centre is in the north east corner of Erskineville, adjacent Erskineville Park and Erskineville Oval. Erskineville Oval is home of the South Sydney Rabbitohs. At the southern tip of Erskineville is Sydney Park, a great place for families on the weekend.

Why you should buy here

– It is very close to the city.

– It is serviced by two train lines, one that heads west towards Strathfield and the other to the south west suburbs. It is only 2 stops from Central Station.

– Being close to the city, it is attractive to young white collar workers who can afford to pay relatively high rents.

– Close to the University of Sydney and Royal Prince Alfred Hospital. If you are looking to invest in this area, there are good opportunities to rent your property as student accommodation and increase your cash flow.

– Proposed underground toll roads will bring Erskineville even closer to the city.

Areas to focus on

Pleasant Ave is the best street and therefore, one of the most expensive. More affordable streets to concentrate on include Bray, Devine and Knight Streets. Proximity to Erskineville Rd is also bonus due to the number of cafes and eateries along this strip.

Areas to avoid

The area between Coulson St and Sydney Park Roads are best left alone as it is adjacent the Ashmore Industrial Estate. Avoid this south eastern pocket and also buying opposite the train line.
