Redcliffe is approximately 30km north of the Brisbane CBD, facing Moreton Bay. It has retained much of its sleepy sea side village feel, whilst becoming more and more a part of suburban Brisbane. There is a wide variety of homes in Redcliffe with higher density units and flats found near the foreshore.
Many of Redcliffe’s restaurants, cafes and retail stores are along the esplanade known as Redcliffe Pde. It has one public primary school at the northern end of the suburb, Scarborough Primary School and one public high school, Redcliffe High School. There is a TAFE campus adjacent the high school. There are regular bus services to the city. Redcliffe also has a hospital. The foreshore is a popular attraction for both residents and visitors to Redcliffe, with its large pier and man made lagoon.
Why you should buy here
- It is one of Brisbane’s cheapest seaside suburbs, with a median price well below that of Brisbane.
- This suburb has been targeted by developers, as evidenced by the large amount of construction underway, especially near the beach.
- It is relatively easy to “value add” through renovation as many of the properties are in need of some “tender loving care” (TLC). A number of the properties are beyond renovating. If they are too dilapidated, in many cases they have been knocked down and new homes built.
- Redcliffe has been nominated as a major activity centre in the state government’s South East Queensland Regional and Infrastructure plans. This ensures that money will be spent in this area to upgrade facilities and infrastructure for many years to come. The local council is also spending money to upgrade the area.
- There is now greater accessibility to the Redcliffe Peninsula as a new bridge has recently been built. This brings Redcliffe closer to the city, in terms of travelling time.
Areas to focus on
The area east of Oxley Rd should see the highest capital growth as it is closest to the sea. In addition to this, Sutton’s Beach, which is at the southern end of Redcliffe, has been rejuvenated by the local council.
Areas to avoid
Avoid purchasing on Oxley and Anzac Ave and to a lesser extent, Victoria Ave.
