Postcode Spotlight Sans Souci 2219

Sans Souci is a coastal suburb, 20 km from the Sydney CBD. With the advantage of being a peninsula suburb it abuts three bodies of water; Botany Bay, Georges River and Kogarah Bay.

As a typically middle class area properties range from sought after character homes and mansions to the cheaper fibro and weatherboard models.

There are signs that property developers are targeting the area, as evidenced by the townhouses that have recently sprung up, but likewise families have long been attracted to its lovely beaches, parks, walkways and bike paths.

Sans Suci bosts three schools in the suburb, with Sans Souci Primary School being the only public school. St. Finbars is a Catholic primary school and St. Georges Christian school K- Year 3 campus is also located here.

For shopping amenities most are located on Rocky Point Rd but there is also a huge range of shops and retail stores in nearby Kogarah. Currently there are also no trains in Sans Souci, just a bus service.

Why you should buy here

  • It is an undervalued coastal suburb.
  • Sans Souci encompasses the prime suburb of Sandringham, which has a median house price almost $300,000 more than that of Sans Souci.
  • There are some opportunities to make a quick profit through development, especially the properties that have water views.

Areas to focus on

The properties with elevated water views, in particular Kogarah Bay. The section between Rocky Point Rd and Kogarah Bay has potentially the best vistas as not only are there views over water but there are also millions of dollars worth of boats anchored in Kogarah Bay that enhance the view.

Areas to avoid

The busy roads of Sandringham St and in particular Rocky Point Road are best avoided. If you are considering building property, be aware that the water table is quite low in parts of Sans Souci and this can add many thousands of dollars when excavating footings and laying foundations for the new dwellings.
