Postcode Spotlight Narrabundah 2604

Narrabundah is 6 km from the centre of Canberra, in the prestigious southern suburbs. It looks like a typical middle ring suburb that you’d find in many of our capital cities, but it is only a few kilometres to the city.

The streets are wide and tree lined. It’s a lovely area for households with children and pets as over 20% of this suburb is covered by parks and open space.

The homes are mainly detached houses on very large blocks of land, with only a few blocks of flats and apartments dotted around the area.

The main shopping precinct is at Karingal Ct. Many of the residents also do their shopping in the locality known as Manuka in nearby Griffith, as it has a lovely variety of shops, cafes, retail stores and a cinema.

There are three schools in the area. The local state school is Narrabundah Primary. Narrabundah College is a state senior school, for Year 11 and 12 students only. St. Benedicts is a Catholic primary school. Two of Canberra’s most prestigious schools are close by in the suburb of Griffith; Canberra Grammar and St. Edmunds.

There is a bus service in this area. Narrabundah also has a velodrome and extensive golfing facilities to the south.

Why you should buy here

  • Close to the city and reasonably priced
  • Adjacent the prime suburbs of Red Hill and Griffith, each with a median house price of well over $1 million
  • Proximity to Kingston foreshore, which has a boat harbour and jetty
  • There are renovation opportunities to add value, as many homes are at the stage where they require upgrading and updating

Areas to focus on

The areas closest to the prime suburbs of Red Hill and Griffith have the better quality housing. ‘Upper Narrabundah’ is more highly regarded than ‘Lower Narrabundah’. Upper Narrabundah has elevated views and better quality housing. Jerrabomberra Ave is the dividing line between the two areas.

Areas to avoid

The pockets of government housing are best avoided. These are predominately in Lower Narrabundah.
