11/05/17 Snapshot Of The Federal Budgets Impact On Your Property Planning

If anything is too big to fail, it is the property market. The big banks have been slugged with a $6 billion tax over 4 years, but the government has merely chiselled away at housing affordability, as opposed to taking the proverbial chainsaw to it.

30/05/16 Emotional Decision Making

Another factor that can thwart success when investing in property is the impact emotions play during the decision-making process. This mostly occurs when considering whether or not you would like to live in the property yourself – even if this was never your intention. Often, personal feelings (emotions) about living in a property or sentimental attachment to the location – usually because it is near where you currently live or have lived previously – will have minimal correlation with the likely return or success of the investment.

Spring is certainly in the air, but has the property market lost the spring in its step since APRA’s bank-slapping regulatory changes? The early signs say ‘yes’. Is spring 2015 delivering the hot selling season that property experts predicted? Are APRA’s tighter lending measures starting to have an impact at ground level? Property Planning Australia’s Managing Director David Johnston provides a status report and his thoughts on some alternative solutions to managing the property market via a more stringent approach to self-managed superannuation fund (SMSF) lending and illegal foreign investment.

30/09/13 The next property boom and SMSF's impact?

Recently talk has bubbled to the surface in reference to the ever increasing SMSF cash that is flowing into the property market and the potential inflationary impact on values. This chatter has come about off the back of the RBA issuing a warning against risky borrowing practices including a heavy focus on SMSF's lending for the first time.

26/07/13 Why you should pay interest only

Should I pay interest only or principal and interest on my loan? This is an age old question that seems to be asked by every second person I speak to about their finances. As with most things in life the factors to consider are multi-faceted rather than one dimensional and here I want to explore the somewhat “controversial” loan structure that shows it can actually pay to have all your loans set up as interest only repayments.

10/08/12 Do Insurance companies actually pay

One of the most commonly held misconceptions is that insurance companies will not pay you when the push comes to shove. Most people have heard about a friend or someone who knows someone that tried to claim and found they couldn’t, where they thought they would be able to.

26/07/12 Property - its all in the timing

When it comes to getting a return on property, people can make some unforgiving errors. One such error is selecting an asset that underperforms relative to the market, remember there are hundreds of factors that can compromise the future investment potential of a property causing it to underperform. Another error is ‘poor timing’ of the purchase relative to personal future circumstances, usually we only realise these ‘poor timing’ errors in hindsight, and people often apportion blame for their misfortune on fluctuations in the market. Mostly, it boils down to ‘poor timing’ when purchasing a property that doesn’t suit the needs of the purchaser or alternatively purchasing a property that limits the choices of the buyer in the short term. 02/12/11 Don't buy the Holiday House this festive season

Be wary of letting your heart overrule your head this holiday season. Given the current property conditions, property in the traditional “holiday” areas are the first to suffer falls and often the last to recover when prices rise.
